Buying Process

We understand what our buyers want, we attentively listen to feedback and at all times we endeavour to only show you the properties that are likely to suit. Outlined below is a guide to the most common steps undertaken by our buyers, for individually tailored advice please contact your local office.

  • 1. REGISTRATION

    The vast majority of our marketing is co-ordinated via our mailing list of potential buyers. In order to ensure that you see the very best properties it is vital that you are registered with us, especially considering the fact that some of our sellers prefer to promote their homes ‘off market’.

    Upon registration we will make detailed notes about what you are looking for, what budget you have in mind and what areas you are concentrating on.

  • 2. MAILINGS

    Most of our properties are marketed using high quality glossy brochures that include floor plans, photography, maps, descriptions and energy ratings.

    We commit considerable time into ensuring that we accurately portray each property, so you can be sure that you can correctly rule in or rule out each one.

    You can opt to receive paper mailings, emails, phone calls or all three. We never pass your details to other companies and we responsibly handle your details on our database.

  • 3. VIEWINGS

    When you see a property advertised that you wish to view you can call on us any day of the week. We often undertake viewings ‘out of hours’ in the evening and at most times over the weekend.

    Most viewings are accompanied by a member of our sales team so that we can answer any questions you may have and so that you can give us feedback on the spot. Only by understanding what doesn’t suit you in a property can we rightly claim to know when we think we have found you the ‘right one’.

  • 4. NEGOTIATION

    Whilst our first class marketing helps you pick out viewings, and whilst our efforts on viewings help you to make a decision, the most critical part of what we do is once you make an offer on a property.

    We know all our sellers very well indeed so at the point of offer we will advise you on their individual circumstance. We try to help you make your offer appear as strong as possible, by matching it with what our clients require - be they require short or long completions, quick exchanges or offers over a set price. Once an offer is agreed we put each party in touch with solicitors.

  • 5. SALES PROGRESSION

    Just because we have passed the sale to the solicitors we do not assume that our job is done. We take responsibility for co-ordinating surveys, mortgage valuations and generally assist in getting paperwork ready for the solicitors.

    We are known in the local area for chasing sales through with unwavering drive and enthusiasm. Many times we have be known to be ferrying paperwork between solicitors, to be spending hours in council offices copying local plans and for sitting with clients going through Fixtures & Fittings forms.

  • 6. EXCHANGE & COMPLETION

    Once all the paperwork is in place, mortgage offers generated and contracts signed your solicitor will ‘exchange’ contracts with the seller’s solicitors. This will legally tie you in to the sale and a completion date is set.

    On the day of completion we will liaise with the seller to organise getting the keys, alarm details and paperwork. Once your solicitor has passed your monies to the seller we will receive a call from them to confirm that completion has taken place, after which you will collect the keys from us and take occupation.
